We started another flip project recently. I had my Scope of work assessed from top to bottom, from inside out. Once we started the demolition process, we noticed that there were some major issues that needed immediate attention.
For example, during this reno, we uncovered significant structural damage in the flooring system. This type of issue, if not handled promptly and correctly, could lead to severe cost overruns and delays. Lets just say, that it pays to have knowledge and be aligned with the right people. We were able to save 70% on that specific repair.
I have been in this industry for a while, so I am used to stepping through a field of explosive surprises. I call them landmines. But for the novice, landmines can break a great deal, if one is not educated enough or has an experienced person to rely on. The key to navigating these unexpected challenges lies in meticulous planning, knowledge, and a willingness to adapt.
As we navigate this project, I am reminded of why I love what I do. Transforming a run-down property into a beautiful, functional space is incredibly rewarding. With each flip, we learn, grow, and refine our expertise, ready to tackle the next project with even greater confidence.
